Southern France Character Property with swimming pool.
Large house in heart of medieval winemaking village. Treed and flowered garden, paved areas.Table tennis. 25 mins Mediterranean beaches (17 km).
Sleeps 11 + baby.
A broad and high facade is the first you see of this fine village property. Through the front doors and you are in a light hall with stone stairs in front of you. This entry is shared by the guardian who occupies a self contained small apartment on this floor. (the garden and pool are not overlooked by the owner and are for your private use and pleasure)
This is a family house occupied by the owner for the rest of the year and hence is equipped, furnished and decorated as such and not as a second home.
Up the stairs and you will find a kitchen (30m²) with dishwasher, oven, mocrowave, fridge freezer and a table seating 12. The kitchen is light and overlooks the garden and pool.
There is a living room of 41m² with television, hifi and dvd player. On this floor there are 2 bedrooms, a doublebedded room (22m²) and a single bedded room (11m²). There is also a large bathroom (17m²) equipped with bath 2 sinks, multi jet shower and w.c.
There is also a separate w.c on this floor with a work surface for changing a baby. There is an office and a laundry room with spin dryer and washing machine.
Second Floor
Here there are 5 more bedrooms, 2 double bedrooms, 1 double bunk and two single bedrooms. There is a bathroom on this floor with shower, wc and two hand basins.
Ground Floor
There is a garage that will fit 2/3 cars, the owners apartment a table tennis table and beach parasols.
Outside
There is a private, flowered and green garden of 262 m², a pool 7.2m x 4.6m, depth from 0.5m to 1.8m with its hardwood decking.
There are two paved patio areas, one shaded with a hardwood table and chairs seating 12 and a barbecue, the other with a table and chairs for 6.
Location of Property
This property is to be found in a quiet street just above the village centre. Nissan-lez-Enserune (a village with population of 3000) is a picturesque old stone town, sitting in a rolling countryside setting of woods, vines and garrigue. It has all the little shops and bars that you need to make your holiday a simple affair.
Tuesdays, Thursdays and Saturday mornings there is a market with fruits, vegetables, meat, charcuterie, fish and shellfish. The market place is just 100m² walk from the house.There is also a small supermarket 600ms from the house.
For the sportifs, there are municipal (free) tennis courts at 800 metres, and a riding place 2 kms away, golf 15 kms away.

L'Oppidum d'Ensérune (3km)
There are Roman/Greek excavations here and also an original view over l'Etang de Montady, which is a local curiousity.
There is also a museum which is well worth visiting.
Poilhes (4 km) Pretty little town, sitting on the Canal du Midi, the way the canal curves into the town is a pleasure to look at while enjoying a picnic in the mediterranean paysage
The canal designed and built by Paul Riquet in the 18th century links the Atlantic and Mediterranean seas and has been classed as a World Heritage site by Unesco.
Béziers "10 km" is a city with a turbulent past but now one of the jewels of the Midi. Apart from the extraordinary turreted Cathedral there are numerous sites to visit, art galleries, cinemas, a theatre, and of course dozens of restaurants and bars. In August there is the week-long Feria, when the whole of Beziers takes to the streets to celebrate.
There is a market and a flower market every Friday, and a monthly antiques market
Pezenas (25 kms) is a very pretty, lively town, hosting a Festival of Arts and Music every summer from June to September. There are exhibitions and concerts, and many free outdoor performances ranging from clowns to flamenco dancers to classical music. There is an interesting local museum and an easily-followed numbered tour of the town can be made. The town is immensely proud of its connection with Molière, the 17th century dramatist.
We are surrounded by wine domains, hence time can be happily spent talking and tasting the local produce.
There is canoing and kayaking down the nearby Orb river.
Longer excursions could take you to the Camargue, the Upper Languedoc National Park, the African Safari Park at Sigean, the Cevennes or the Pyrenees, or even to Spain.
Nearby towns and cities worth visiting include Montpellier, Sète, Agde, Sommières and Narbonne, and, at slightly greater distance, Avignon, Perpignan, Carcassonne and Nimes with its beautiful old town, markets and festivals, Minerve 40 kms away This is the heartland of the Cathars.
So you can pass a good holiday here, chasing Cathars, swimming, kayaking, playing tennis, riding or winetasting, sun bathing, shade seeking, relaxing. The Mediterranean beaches are within easy reach as are the the lakes and mountains.
Montpellier airport is 80 kms away as is Carcassonne airport and Perpignan.
